We have more than 50 newly designed plans, including many with multi-generational suites. Our plans include single story homes, downhill plans for hillsides, and traditional two-story homes, ranging in size from 1,500 square feet to nearly 5,000 square feet. All of our plans are value-engineered to reduce costs while maintaining the highest quality design and livability.
Plan 61
The concept of this plan presents an opportunity to create a grand courtyard-style approach to the home, immediately creating appeal even before entering. The same courtyard entry concept can be enjoyed by guests, who have access to the guest suite via private entry. For the homeowner, they can step out onto a petite private loggia directly from the primary suite, or gather with all in the great room, offering rear yard views through the multi-slide glass doors and loggia.
Plan 58
This single-level home puts a twist and places an emphasis on the sanctuary of the primary bedroom suite. The homeowner will enjoy a private fireplace, ample walk-in closet, under window soaking tub, and multi-slide glass doors to the loggia. An office is located adjacent to the primary suite, and all are tucked away on one side of the home, apart from the remaining three bedrooms. A large great room connects the bedroom areas and provides the perfect place to come together.
Plan 55
A popular single-level home design with a sprawling kitchen into the dining area, the home is a home chef’s or entertainer’s dream in a tidy package. The primary bedroom suite offers a large walk-in closet and spacious bath and opens to the backyard patio. We suggest a multi-side linear fire table and an outdoor kitchen to make the most of the covered loggia.
Plan 52
Uniquely designed to offer exceptional privacy to its denizens, in this plan one will find all three bedrooms in separate peninsulas. They come together in an expanded great room with a large fireplace focal point and muti-slide glass doors to either side, making the most of rear yard views.
Plan 51
A wrap-around front entry loggia is one of the many delightful features of this home, with a nod to the farmhouse tradition of a warm reception and plenty of space to relax and enjoy the outdoors. Just under 4,000sf, the home is designed with a high-ceilinged great room perfect for entertaining.
Plan 50
If you seek to make a spacious, open great room with high ceilings the literal and figurative center of the home, this single-level plan is a great option. Approximately one-third of the home is occupied by a large, central living area with a fireplace, a dining area large enough to accommodate a formal table, and a kitchen with a large island. The primary bedroom suite and second/third bedrooms are found on opposite wings.
Plan 26X
If you love the modern farmhouse feel and layout of plan 26, but just want to stretch out a little bit more, let us introduce you to more square footage and a larger 4-car garage. This plan offers all the same wonderful features of the original plan concept, and then some.
Plan 26
One of our favorite single-level plans, this design offers a huge, open great room with high ceilings and a wonderful kitchen with a sunny corner breakfast nook, that all look out to the rear yard. A very substantial primary bedroom suite is one of the hallmarks of this home, as is the easy livability and traditional farmhouse style welcome that the wide front entry loggia exudes. For added convenience and privacy, there is a separate entry for guests direct to the guest suite.
Plan 23
This single-level home is great for any level lot but was specifically designed to optimize perimeter views of a corner parcel. Windows line two walls in the great room, providing wonderful natural light and taking advantage of views. The gourmet kitchen features an oversized island for eat-in dining and entertaining. A garden terrace off of the dining area and a rear covered loggia with an outdoor kitchen make the most of indoor/outdoor living.
Plan 22x
This single-level plan is a spacious five-bedroom home, just under 3,000sf. A charming front entry porch offers access into the home through the main entry, and also presents the option to provide direct access to a second bedroom suite and/or the guest room if so desired.
Plan 21
This is the origin of an evolution of floorplans in the 21 series. A covered entry leads to an elongated foyer with different nooks at every turn. The spacious great room offers high ceilings and a multi-slide door to the rear yard. Privacy abounds in the Primary bedroom wing, with an adjacent flex room that could be an office, a retreat, or a fourth bedroom.
Plan 20
The great room is the literal and figurative center of the home in this design. A large covered porch provides an immediate feeling of welcome, and upon entry to the home, the eye is drawn all the way through the sliding door to the rear yard. All three bedrooms are found together in the bedroom wing of the home, for a perfect family enclave. On the opposite side, enjoy a large workspace or additional storage in the oversized two-car garage.
Plan 5Y
This Plan is one of our fan favorites and one of our favorites as well. A spacious single level with over 3,000sf of living area, the hallmark of this concept is the beautiful interior courtyard entry, which is very reminiscent of a Mediterranean lifestyle. Once inside the home, windows look out onto the courtyard from the hall, bringing the outside in.
Plan 4X
An enlargement of Plan 4, this floorplan offers the same interior square footage and bedroom/bath options as its plan predecessor. The difference is that this updated Plan 4X expands the garage to an oversized 3-car garage.
Plan 4
As the kitchen is said to be the heart of the home, there is a lot to love in this home design. With a huge kitchen island, sufficient to seat 6 that opens out to the great room, this is the epitome of an open concept great room design.
Plan 3
If you’re looking for a single-level home under 2,000sf, with several pre-designed options to customize the space, you might consider our Plan 3. A winding path leads around the front corner of the home, to a foyer entry that is tucked away from the street frontage, offering privacy.
Plan 59
Viewing the multiple and varied renderings for this plan is a great illustration of the fact that any of our plans can be adapted to any style of home. We find this plan to be particularly well suited to either Spanish or Modern elevation. The design offers a wide entry foyer and high ceilings in the great room.
Plan 39
One of our signature plans, once built, this home is elegant, expansive, and simply stunning. A turret entry invites you into a grand, open foyer with views through to an enormous interior courtyard with a fountain feature. There are two living spaces on the main level, a formal living/dining with a glassed-in wine room, and a great room adjacent to the substantial gourmet kitchen, all enjoying courtyard views
Plan 33X
Great for a narrower lot, this floor plan comes with several different ways to customize via several pre-designed options. Expand the downstairs bedroom suite and add just under 100sf. Turn the upstairs bonus room into a large 5th bedroom with a walk-in closet. Add a deck upstairs, and a covered patio below. We’ve done a lot of the homework on how to make this plan work for many.
Plan 28
This floorplan was designed with deep tradition in mind. Reminiscent of country living, the front door is centered amid a gracious covered front porch. A walk-through butler’s pantry separates the formal dining from the kitchen and breakfast nook, and the great room is designed with a fun wet bar.
Plan 14
This two-story home is well suited for a parcel of land with a slightly narrower building area, or to preserve the land area for a nice big yard. In the great room, windows and a sliding glass door look out onto a covered corner patio. We envision the extension of the patio area out to a rear courtyard.
Plan 12
Plan 12 places a twist on Traditional, with everything one expects in a traditional two-story home, yet designed in such a way that it is far from ordinary. The side entry to the home is adjacent to a home office with optional French doors for privacy and opens to a formal dining area for a distinctive first impression.
Plan 11
Versatility abounds in this two-story home. Shown as a traditional Craftsman in the artist’s rendering, we think this plan would look simply stunning designed with a Modern elevation. In this floorplan, the great room lines the entire rear width of the home and the ceiling is open to the second floor, creating a lot of light and a feeling of expansiveness.
Plan 80
Just under 5,000sf, this sprawling home offers remarkable flexibility in design in addition to beauty. Designed to take advantage of panoramic views, windows line nearly every wall, both on the main and lower level. The great room, office, primary bedroom suite, separate guest suite, and laundry are all found on the main level – creating the livability of a single-story home!
Plan 27X
A side-sloped parcel of land can present a particular challenge in designing a functional space that rolls with the land. This floorplan provides unique dual-level functionality, of what is essentially a little enclave unto itself with a private foyer, deck, and option for a kitchenette on the lower garage level.
Plan 24
Designed for a downhill parcel, this very spacious dual-level home provides an incredibly comfortable living experience to its owners. On the main level, in addition to a sizeable great room, there are outdoor living spaces on the covered front porch and on the open-air rear deck.
Plan 16X
A plan designed for a downhill slope, this home is designed with a lovely, private exterior courtyard entry. With the option of a multi-generational suite, the interior courtyard would also provide direct and separate access to the same – providing both privacy and accessibility. This floorplan features two separate loggias on the main (upper) level – one from the great room, and the second from the primary bedroom suite.
Plan 15
This home was designed to meet the needs of a lot with a narrower width and considerable downhill slope. With those considerations as well as maximizing views at top of mind, we added a long, outdoor living deck along the rear of the home along with the great room and primary bedroom suite. In this plan, along with the majority of the plans, we design for sloped land, everything that the homeowner needs will be found on the main level.
